A: Central line and Metro Line No. 3 (Pearl Line) are already in service, Metro Line No. 8 will be completed in 2008, Metro Line No. 10 is expected to be completed by around 2009, and Metro Lines Nos. 17 and 18 are part of the long term plan.

Q4: KIC has always been known as “The Entrepreneurial Community”. What is this?
A:  KIC is a fresh, new concept, using the large number of universities - and expertise of research institutes - within the Yangpu region to drive the parallel development of the “Academic Zone”, “Tech Park” and “Community Zone”.  Universities, research institutes, R&D divisions of multinational corporations, hi-tech corporations, innovative small enterprises, venture capitalists, technology developers and modern service industries in the community will form a “Chain of Industrialisation” in today’s knowledge economy, hatching new concepts and inventing bright new high technologies. In short, the community can be defined as a “Factory of Innovation.”
In addition to business opportunities,

Q5: How will the KIC assist budding entrepreneurs?
A:

 Firstly, KIC is a “Chain of Industrialisation”.  The KIC may be likened to a huge, technology “spider”, continuously weaving the “Chain of Industrialisation” into the knowledge economy.
R&D divisions of multinational corporations will primarily conduct research and development and send this software to surrounding medium-sized hi-tech enterprises for manufacturing which will in turn outsource manufacturing of individual components to small enterprises.  Research institutes will co-operate with university professors to explore different topics while venture capitalists will collaborate with universities, research institutes and technology companies to accelerate the industrialisation of the fruits of their research.  They will be fully supported by a team of lawyers, accountants and valuation experts.  This omnipotent web is their “Chain of Life”, and the knowledge economy’s “Chain of Industrialisation”.  Within this community, entrepreneurs can also enjoy the exceptional public resources afforded by the zone, making the search for intellectual support simple and convenient.

Yangpu regional government will establish a research service centre for Shanghai’s small-to-medium enterprises.  This service centre will provide access to a public service platform that includes financial, hi-tech entrepreneurial investments,
industry-specific technology platform, and university technology transfer centre to reduce the start up capital requirement of innovative entrepreneurs.  Simultaneously, the regional government will launch a special support fund to provide financing for purchasing intermediary services such as project valuation and market research.  Naturally, the government department will establish a special fund to provide guarantees for securing working capital funding extended to small-to-medium research enterprises (up to CNY500,000).  Intermediary services will be available to assist entrepreneurs in business and tax registration, tax invoice management, and other related issues.

A:

Due to fact that the KIC is categorised as an intellectual community with an aggregation of higher educational establishments, R&D divisions of multinational corporations, research institutes and venture capitalists, it is most suitable for individuals of high intellect such as university professors, research scientists and university students with a flair for enterprise.  According to introductions from individuals involved in the Yangpu region project, in order to make the Yangpu region’s KIC a success they must encourage university entrepreneurs to set up independent enterprises.  By 2020 it is expected that students, research scientist and professionals in the Yangpu region will number over 200,000 - thereby feeding an accumulating number of “KIC” , “Hi Shanghai “style communities, all aiming to construct a high-quality platform for innovation.

1. Comparison by property type
The property types of the 3 developments are determined by their market positioning, No.1 First of All is an international residential community mainly comprised of apartments, while Wanda Commercial Plaza is a shopping mall.  The KIC is an amalgamation of commercial, residential, leisure and retail properties.
2. Comparison by interior design

Differing styles of the 3 developments have naturally spawned their own characteristic designs.  The products offered by No.1 First of All are customisable properties which are not furnished in any manner unless additional funds are injected; the KIC provides fully furnished properties, allowing their residents more time to explore their creativity; Wanda Commercial Plaza also offers customisable properties akin to No.1 First of All, however all interior designs have to be approved by the developer before installation
3.Comparison by business model
Because of the different styles of the 3 developments, they have each developed their own business models.  As an apartment complex, No.1 First of All principally uses a retail business model and has already shown satisfactory results.  While the KIC has yet to begin open-selling its properties, KIC’s developer has revealed that a significant number of potential buyers have already registered to buy a property in the zone.  Wanda has great experience in managing shopping malls, with leasing (not selling) of properties their specific area of strength.  The rationale for this is that sales generate a one-off income payment, whereas leasing will induce a consistent inflow of funds from the lessees over many decades.  Successful sales and leasing of large properties is a test of the financial strength and management ability of the developer.
4. Comparison by developer
No.1 First of All is a joint project between Pearl River Investment and Hopson Development, who have a successful track record of China-based developments, with 5-6 projects currently under construction within the Shanghai area.  Shui On Properties (part of Shui On Group), successful developers of Shanghai Xintiandi and Lakeville, are co-operating with the Yangpu regional government to build the KIC, a concept similar to Silicon Valley in the US, or the Left Bank in Paris, and a true display of the developer’s inventiveness and capabilities.  While Wanda Group is often associated with commercial developments, this is only one of their four main business lines.  Solely in the field of commercial developments, Wanda Properties has already built 21 large shopping malls in 19 cities across China.  Despite the fact that Shanghai’s Wanda Commercial Plaza is one of the largest shopping malls in the city, this is just the first step of many into Shanghai for the Wanda Group.
5. Comparison by planning
No.1 First of All: a collection of residential properties of between 8 and 18 floors built into an international ecological-styled community.  
KIC: a Silicon Valley inspired development to drive technological research and enterprise, coupled with the ambience of the Left Bank in Paris emanating from KIC Village.  With education, science, culture, research and enterprise as its foundation pillars, it aims to attract, nurture and retain top talent in this knowledge-based community.
Wanda Commercial Plaza: planned as 5 large scale shopping malls and 3 Grade-A office premises, the first lower ground floor is a grand shopping mall and the second lower ground floor is a major car-park.  The shopping mall has over 10 flagship stores for different brands (area holds over 10,000 square metres of retail space for themed stores), department stores, hypermarkets and a digital arena.

No.1 First of All: West side is the location for Fudan University’s new campus, North side will house the planned Jiangwan Marina, and the South side will have an extreme sports centre neighboring Wujiaochang.

Rents can be negotiated with our company’s rental department.  Property management fees are CNY21 per square metre per month for office buildings, and CNY40 for retail stores.

Total rental area is 51,292 square metres, of which office space comprises 28,000 square metres

KIC Plaza project phase 1 section 2 consists of 5 office buildings with a total area under construction of 154,827 square metrrs.  Work will begin by the end of 2006, and will be completed by April 2008.

A:

Office buildings in KIC Plaza offer A-grade facilities, artistic architectural design, characteristic indoor gardens and leisure spaces, a romantic open-air arena, and a high-speed network community.

A:

It was built by the Kuomintang government in August 1935 with a 20,000 square metre span designed by Dong Dayou, creating a unique fusion of “Inherent Chinese-style construction” and modern Western design.

Q15: What is the capacity of Jiangwan Stadium, Jiangwan Gymnasium, and Jiangwan Swimming Pool?
A:

Jiangwan Stadium can house 25,000.  The Gymnasium can seat 2,144.  The Swimming Pool can hold 300 people.

A:

Shanghai Museum for Sports, International Sports training school, Water Sports Centre, football pitch, basketball and tennis courts, rock climbing wall, and the NBA Sports Bar.

Q17: What will the functional positioning of the Jiangwan Sports Centre be after restoration?
A:

The ground floor of the Jiangwan Stadium will house a commercial ring with sporting goods, a Sports Bar, and an outdoor club.  The Jiangwan Sports Centre, using its own resources, will periodically hold international-standard sports competitions, concerts, and gala type activities.  It will become a fitness and recreational centre for the public, and a focus of activities for the Knowledge& Innovation Community.

Q18: How many apartments have been built under KIC Village phase 1? What is the total area? How many apartment styles are there? How high are the ceilings?
A:

4 sectors of KIC Village phase 1 provide 673 units with a total area under construction of 78,000 square metres.  Of those 673 units, 313 are residential / office apartments (which can be registered for commercial purposes) with kitchen and bathroom facilities powered by natural gas, and fulfilling all residential needs.  The remaining 360 units are apartments.  KIC Village offers duplex, split-level loft, and single level units.  Options include 1-3 bedrooms, with large choices of areas from 70 – 200 square metres.  Ceiling heights are approximately 4.8m

A:

Q20: What incentive policies are offered when renting a residential / office apartment?
A: All who purchase a residential / office apartment within the required time period, and who use them for commercial and residential purposes, will enjoy an incentive, dependant on the size of the apartment; details are described in the “Shanghai Contract of Sale of Commodity House”.  Enterprises registered in the KIC Village will also enjoy the municipal and regional dual-tiered benefits of the KIC Special Financial Aid policy.  Hi-tech and knowledge-based servicing enterprises registering in the KIC Village before 31 December 2007 will receive financial aid from the community’s Administrative Council.  The Council will distribute aid in accordance with tax paid in the previous financial year to the enterprises that have bought or rented units for commercial use in the KIC Village.  The Administrative Council of Shanghai KIC will provide incoming companies with a “one-stop-shop” start-up service.  This includes arrangement of business license registration, enterprise code set up, tax registration certificates, assisting companies with applying for government purchase services approval, providing companies with professional accounting and tax agency services, and developing follow-up services including providing assistance for the application and verification of new high-tech enterprises to the municipal government.
